Calgary design-build contractor Turn Key Homes & Renovations has opened fall and winter booking for interior renovations. The company points to Calgary's August 2026 zoning change and the December 31 suite amnesty deadline as reasons homeowners should start permit work now.


 

CALGARY, Alberta — September 2, 2026 —  Turn Key Homes & Renovations has opened fall and winter booking for interior renovation projects across Calgary. The design-build contractor says demand for basement, kitchen and bathroom work rises once outdoor projects wind down, and this year two permit changes are adding to it.
The City of Calgary repealed its blanket rezoning on August 4, 2026. Under the current rules, secondary suites and basement suites are a permitted use, so homeowners no longer need a development permit for them. Backyard suites stayed discretionary. They still require a development permit, neighbour notification and a 21-day appeal window, and the parking stall requirement is back.
A separate deadline lands on December 31, 2026. Calgary's suite amnesty waives development permit and registry fees for owners bringing an existing unpermitted suite into compliance. After that date, those fees return. The city's Secondary Suite Incentive also offers up to $10,000 toward eligible projects.
"Most homeowners call us in March because they want the work finished by summer," said Joe Quattrucci of Turn Key Homes & Renovations. "The time goes into design and permitting, not the build. Starting in the fall means drawings and approvals are done before the spring rush, and the crew is on site in January instead of May."
Turn Key handles design, permitting and construction under one contract. The company reports that interior projects booked between September and November typically reach the construction stage six to ten weeks sooner than the same project booked in spring, because permit review queues are shorter outside peak season.
Winter work also suits Calgary's climate. Basement, kitchen and bathroom projects happen indoors, so cold weather does not stall the schedule the way it stalls additions, exterior work and foundation projects.
